Access Statement


Introduction

  • We aim to cater for the needs of all our visitors in our home based 3 bedroom B&B, and 2 self-catering holiday cottages.
  • The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.

Pre-arrival

  • There is a train station located( Bartnetby Le Wold 6.1 miles/Scunthorpe 12.3m)
  • There is a local taxi service with accessible taxis if required. We can make a booking for you.
  • We have a full website with on line booking facility and photos.
  • You can contact us by phone, fax or email, facebook or text, see details)
  • Information and breakfast menu can be provided in large print.
  • We can arrange for shopping to be delivered. Please advise on your requirements
  • We can provide meals for special dietary requirements.

Arrival and car parking

  • On arrival there is a wide gate open 24 hours when we are operating.
  • The pathway is loose gravel
  • There are 9 car-parking bays and further parking on the grounds if required.
  • 2 bays are 3m from willow cottage entrance on loose gravel
  • 2 bays are 3m from the walnut cottage on loose gravel.
  • The drive to the B&B/Reception front door is 10m from the nearest bay along a loose gravel drive with 2 small stone steps approximately 5”  each to enter through the front door which is W36” x  H6,2”.
  • Alternatively there is a second entrance through a 1m archway onto a paved patio area which leads onto a set of  double patio doors measuring W4ft x  H6ft 5” with a 8” step.
  • We can assist guests with luggage

  • The nearest restaurants and pubs are 2 miles away.

Main Entrance and Reception

  • The front door is 8” above the two stone steps
  • The front door is W 36” x H 6ft 2” wide leading immediately into the hall way which is 2.5m width x 5ft Tapering down to 4.25”

Kitchen/Dining room

  • There is a W2ft5” x H6ft5” door leading to kitchen, breakfast and dining room with a small step into the kitchen of 7”.
  • Leading onto tiled flooring, 2m from the step there is an archway of W 4ft x H 6ft leading to the dining room which is wooden flooring with a distance of 2.5m a small step upwards of 6” into the dining room the width of the doorway of the dining room is W3ft10”.
  • An Alternative access to the dining room would be through the side patio doors. A small step of 1.5” onto wooden flooring the dining room is 2.5m with a 6” step.

Public area-WC

  • From archway as described above the distance in 3m to the first door  measuring W2ft5”x H6ft5” into a hall way with a distance of 3m to the toilet. The toilet door is W2ft11” x H6ft5” with a small 3” upward step.

Willow Cottage

  • The handle of the door is 3ft1” from ground level.
  • Loose gravel to cottage, entrance to willow cottage is W2ft7” x H5ft10.5” with a small step of 2”.

Kitchen

  • Onto laminate flooring to a hall way of W3ft7” x  L12m. Entrance door to the kitchen is W2ft4” x.H6ft5”  the kitchen itself is L8ft3”x W2ft7”.xxxxxxx(details of oven)

Lounge

  • Off hall way there is double doors leading into the lounge which measure W4ft3” x H6ft6” leading onto carpet. The sofa measures H19” x W4ft3” from ground to seating level.

Twin Bedroom

  • Entrance of W2ft4” x H6ft5” into twin bedroom onto carpet, with a clearance space of 1m to twin bed. The bed measures from the ground to top of bed 19”.

Family Bathroom

  • Family bathroom door entrance is W2ft4” x H6ft5” onto laminate flooring.L7ft5” x W6ft10”to bath and WC from floor to seat level is 17”. Bath has a depth of 22”.Shower controls from the bottom of bath is L3ft9”. Light switch is 4ft11” from ground level.

Double on suite bedroom

  • Entrance to double bedroom W2ft4” x H6ft5”, onto carpet with clearance space of L8ft6” x W2ft4” Double bed measures H22” from floor to bed level.
  • Entrance to double bedroom on suite W2ft4” x H6ft5” onto laminate flooring.
  • Shower door is H3ft8”.The shower is H5ft10” x W23”.The step into the shower is H10”. From ground to toilet seat is H17”. From ground to top of the bath H21”x W3ft the longest part being 4ft7”.

All light switches are H4ft from ground level

Walnut Cottage

Hallway and lounge/dining room

  • Entrance to Cottage W2ft7” x H5ft7” with a small step of 4” from ground level leading onto laminate flooring.L6ft9” x W10ft4”  hallway double doors to lounge kitchen W4ft5” x H6ft4”.Lounge is W3m L3.m leading onto carpet then leading onto laminate in the kitchen.

Bathroom

  • Bathroom from entrance is 3m.From bathroom entrance to bath is 1.5m and bath from ground to bath top is 22”. The toilet is 17” from ground to seat level.

Gold room (double)

  • Entrance is W2ft8” x H6ft6” leading onto carpet, access to top of the bed is 24”

Green Room(double or single)

  • Entrance door is W2ft8” x H6ft6” leading onto carpet. Bed from ground level is 26”.
